We took this vacant house that had previously expired and transformed it into a home filled with character and a fresh new look. As soon as we walked in, we could tell this home had great potential and instantly fell in love! Its located in a very desirable region in South Charlotte near the Rea Farms and Waverly shopping and entertainment district. Plus, with great schools, its the perfect home for families!

THE DINING ROOM
This dining room had beautiful natural light and great potential before being staged. We loved the elegant appearance of the tray ceiling, hanging chandelier, graceful archway and large windows. We knew we could definitely enhance this space with some of our staging touches.

We added a couple of paintings, one of a relaxing beach view that complemented the beige and white color scheme of the room, and another of a pineapple, which is a South Carolina symbol of welcome. We also added a terracotta pot with some vibrant eucalyptus branches, which perfectly fits the large table and provides a definitive focal point for this large dining room.

THE SITTING ROOM
When we first saw this sitting room, we instantly knew that this room would be perfect for entertaining as well as casual sit downs! We loved how those huge two-tiered windows brought in a ton of natural light.

We hung a few elegant white floral paintings with gold accents, and we moved the owner's luxurious couch (which was previously blocking the windows) to an area that makes the room look larger and more inviting. We also brought two chairs from the dining room table in to make that table less crowded and also to create another conversation area in the sitting room. And bonus, the chairs can be moved back when there is a larger dining party in the dining room! There is a golf course nearby so we used the owner's clubs in our staging as a reminder that a quick round is always near.

THE KITCHEN
We loved how spacious, airy, and great for entertaining this kitchen was before we added anything. We knew just a few pieces would help boost its appeal.

We added a couple of wall art pieces and a bowl of fruit to make kitchen more homey and inviting. We want to cook a meal just by looking at it!

THE DINING AREA
The dining area, connected to the kitchen, gets lots of great light and leads to the garden and an office. We could see many meals being enjoyed here! There is a second little office nook with cabinets above and below.

We added some rustic and textured chairs with a geometric print and a dining table to give the room a little more depth, as well as a vibrant green plant for a room focal point. We placed a beautiful bouquet of live flowers in the office area to make it more personalized and relaxing. The radiant natural light that flows through this space and relaxing decor touches is perfect to get anyone in the right frame of mind to work!

THE LIVING ROOM
This living room is very spacious and has two large windows giving it lots of light and warmth. It definitely held great potential for lots of family time together and many memories to be made!


We added bookshelves with several nautical themed accents, a relaxing ocean view painting, as well as a couch and coffee table. We love how we were able to use the couch from the sitting area, which helped tie together the warm, earth tone vibe we created with the brown bookshelves, stair railings, kitchen cabinets, and ceiling fan!


THE MASTER BEDROOM
The master bedroom's fireplace and tray ceiling made the room look very spacious with a cozy feeling. We knew with the right furniture and decor, potential buyers would definitely be able to imagine themselves waking up in this room!


We added the king-sized bed, neutral cream-colored bedside tables and elegant lamps with crystal-like bodies. We chose subtle colored paintings and decorations with a hint of metal accent and few brighter colored accent pillows, flowers and throw blankets, making it this room pop and look move-in ready.


ADDITIONAL BEDROOM
This additional bedroom screamed with potential when we first saw it! It has a unique Juliet balcony and a HUGE window for lots of natural light. We wanted to showcase how it could be a multi-purpose space!

While it would be perfect as a bedroom for any age, or even and upstairs office, we added a crib to demonstrate how this room is great for a baby's bedroom! Opening the doors to the Juliet balcony could be a great way to hear the baby from the house's main level.

UPSTAIRS BONUS ROOM
This upstairs bonus room has an outside balcony with two crawlspaces. The unique balcony definitely adds character to the room and we love how the ceiling draws attention to the center of the room!

We added some comfy chairs and an area rug to showcase how it is great for an upstairs sitting room. We also implemented more ocean themed wall art such as a crab, a shell, and a boat to the the room together. The blue rug reminds us of the ocean!

ADDITIONAL BEDROOM
This upstairs bedroom get a lot of light from the its two windows. We knew we could add in some crispy linens and a splash of color to make it shine!

We added a bed with crisp linens and a few pops of red and navy using accent pillows, main pillows and blanket. A tufted linen headboard and rustic bedside tables add some texture to the room, while the clear glass lamps help give the space some wonderful warm light.
