The Charlotte housing market continued to shift in August 2026, with buyers seeing more choices while overall market activity showed signs of slowing. New listings and pending sales both declined slightly, while inventory continued to grow. At the same time, home prices remained on an upward trend.

More Homes Are Coming Onto the Market
In August, the Charlotte region had 4,940 new listings, a 2.2% decrease compared with the previous period. Pending sales also declined 1.8% to 3,763.

While fewer homes entered the market and fewer went under contract, the number of homes available for sale continued to increase. Inventory grew 7.1% to 13,574 homes, giving buyers more properties to consider and more time to compare their options.

Home Prices Continue to Rise
Despite the increase in inventory, home prices remained strong. The median sales price increased 2.5% to $410,000 in August.

This suggests that while buyers may have more choices, demand for homes remains present across the Charlotte region. Well-maintained and appropriately priced properties can still attract attention, particularly when they offer desirable locations, features, and overall value.

The Market Is Becoming More Balanced
Another important indicator is the months supply of homes, which increased 5.7% to 3.7 months.

A higher supply means buyers generally have more opportunities to shop around, while sellers may need to be more thoughtful about pricing and presentation. The market is continuing to move toward a more balanced environment rather than the highly competitive conditions seen in previous years.

What This Means for Buyers
For buyers, the growing inventory can provide more options and potentially more time to make thoughtful decisions. With more homes available, buyers may be able to compare properties based on price, location, condition, and features rather than feeling pressured to make an immediate decision.

However, buyers should still pay attention to well-priced homes in desirable areas, as those properties can continue to attract interest.

What This Means for Sellers
For sellers, August’s numbers highlight the importance of preparation and pricing. With buyers having more choices, a home needs to stand out in the market.

Making sure the property is well-maintained, presented effectively, and priced appropriately can help attract serious buyers. Understanding current neighborhood-level trends can also be important, since conditions can vary significantly from one community to another.

Looking Ahead
The Charlotte housing market continues to evolve as inventory increases, prices remain relatively strong, and buyers and sellers adjust to changing conditions.

With 3.7 months of supply, 13,574 homes in inventory, and a $410,000 median sales price, August reflected a market offering buyers more choices while maintaining overall price stability.

For anyone considering buying or selling in the Charlotte area, keeping an eye on local market trends can help provide a clearer picture of current conditions and what to expect next.
