In the month of May 2026, the Charlotte housing market continues to evolve, offering encouraging signs for both buyers and sellers. While the number of new listings declined slightly, buyer demand remained strong, and housing inventory continued to grow, creating a more balanced market environment.

One of the most notable developments this month was the increase in housing inventory. Available homes rose 6.2% to 12,619 properties, giving buyers more options than they have seen in recent years.

Home values in Charlotte remained stable, with the median sales price increasing 1.2% to $410,000. While price growth has moderated compared to the rapid appreciation seen in previous years, homeowners continue to benefit from steady property values.

Market Conditions Continue to Balance
The months' supply of homes increased to 3.4 months, indicating that housing supply is improving relative to demand. Although Charlotte remains a seller-favorable market, the growing inventory is helping create more balanced conditions.
