Charlotte Housing Market Update: More Listings, Rising Sales, and a Market Finding Balance

The Charlotte housing market stayed active this month, showing strong buyer demand while offering more opportunities for home shoppers across the region. With an increase in both new listings and pending sales, the market continues to move toward a healthier balance between buyers and sellers.

More Homes Are Hitting the Market
New listings climbed 7.3% year-over-year, bringing a total of 6,480 homes onto the market. This increase is giving buyers more choices and helping ease some of the competition that defined previous years.

Inventory also rose 10.8%, reaching 11,832 available homes. As inventory grows, buyers are gaining a bit more flexibility when it comes to pricing, negotiations, and finding the right fit for their needs.

Buyer Activity Remains Strong
Even with more inventory available, demand remains steady. Pending sales jumped 14.9% to 4,807 homes, showing that buyers are still actively entering the market and moving quickly on well-priced properties.

Charlotte continues to attract buyers due to its strong job market, growing economy, and desirable lifestyle, keeping housing activity consistent across many price points.

Home Prices Continue to Rise
Home values are still trending upward, although at a more moderate pace. The median sales price increased 0.8% to $399,000, reflecting continued confidence in the market while signaling a shift away from the rapid price spikes seen in recent years.

This steady appreciation is encouraging for homeowners while also creating a more sustainable environment for buyers.

A More Balanced Market Is Emerging
Months supply of inventory increased to 3.2 months, an important indicator that the market is gradually balancing out. While Charlotte is still considered a seller-friendly market, the increase in inventory is creating better conditions for buyers compared to previous years.

For sellers, pricing and presentation remain key to standing out as competition grows. For buyers, the expanding inventory means more opportunities and less pressure than during peak market conditions.
